For England and Northern Ireland only. Scotland (LBTT) and Wales (LTT) have their own taxes. Rates as at October 2026. Commercial and mixed-use purchases use the non-residential rates (0% to £150,000, 2% to £250,000, 5% above) with no surcharges, and this assumes a freehold purchase. Leasehold rent can add further tax. Estimate only, so confirm with your solicitor.
Frequently asked questions
What’s the difference between commercial and semi-commercial mortgages?
A commercial mortgage funds premises used purely for business, such as offices, shops or warehouses. A semi-commercial mortgage covers mixed-use property, for example a shop with a flat above. Lenders assess the two differently, so the right choice depends on how the property is used.
How much deposit do I need for a commercial mortgage?
Commercial lenders usually ask for a larger deposit than residential lenders. The amount varies by lender, property type and the strength of the business, so speak to an adviser about your situation.
How quickly can a bridging loan be arranged?
Bridging loans can often be arranged faster than a standard mortgage, which is why they suit auctions and time-sensitive purchases. Timescales depend on the property, valuation and legal work involved.
How is buy-to-let finance assessed?
Lenders typically look at the expected rental income compared with the loan amount, as well as your own finances and experience as a landlord.
Do I pay stamp duty on commercial property?
Yes. Commercial and mixed-use purchases in England and Northern Ireland pay Stamp Duty Land Tax at the non-residential rates. Use the stamp duty calculator above for an estimate.
Your property may be at risk if you do not keep up repayments on a loan secured on it.
